  • Does my HOA have to approve my exterior paint color?

    In most Eastside communities with an active association, yes. Governing documents commonly require architectural review committee approval before exterior painting, and many maintain an approved palette you must select from. 


    Painting without approval is a genuine risk, not a technicality. Associations can require repainting at the owner's expense, and in Washington they may have lien authority for unpaid assessments and fines. Check your CC&Rs before you choose a color — and if you cannot find them, the association or management company is required to provide them. We routinely prepare the color samples and documentation review committees ask for. 

  • How often does an HOA make you repaint your house?

    Most Eastside associations expect exteriors to be maintained on roughly a 7 to 12 year cycle, though few specify a fixed interval. The more common standard is condition-based: governing documents require owners to maintain exteriors in good repair, and the association issues a notice when a home visibly falls below that. 


    That means the trigger is usually a violation notice rather than a date. Peeling, chalking, faded elevations, or exposed wood are what prompt them. If you have received a notice with a compliance deadline, tell us — we schedule around association deadlines regularly and can prioritize accordingly. 

  • Do you work directly with HOA boards and property managers?

    Yes. A substantial share of our commercial work is association projects across Bellevue, Bothell, Issaquah, Redmond, and Sammamish — single buildings through multi-building communities. 


    We provide what boards actually need to make a decision and defend it to owners: a written scope with specified products and preparation sequence, itemized per-building or per-phase pricing, a schedule with milestones, certificates of insurance naming the association, and a single point of contact. We are also willing to present the scope at a board or owners meeting, which frequently matters more to approval than the bid itself. We do informative presentations to HOAs/homeowners including step-by-step, day by day expectations, so everyone knows what to expect from the process.  

  • How do you price a multi-building community project?

    Per building and per phase rather – or one lump sum if requested – so the board can see exactly what each element costs and phase the work across budget years if reserves require it. 


    Most communities we work with do not paint everything in one season. A common structure is a three-year rotation — one third of the buildings each year — which smooths the reserve draw and keeps the whole community on a consistent cycle. If needed, we can do it all at once. We are glad to build the scope either way and let the board decide with real numbers in front of them. 

  • Are you licensed, bonded, and insured to the level our association requires?

    Yes. We carry Washington L&I registration, a surety bond, general liability, and workers' compensation, and we issue certificates naming the association as additional insured. 


    For association work specifically, verify workers' compensation on every bid you receive. If an uninsured contractor's worker is injured on common property, the exposure can reach the association and, through it, the owners. Send us your insurance requirements with the RFP and we will confirm compliance before bidding rather than after award.
